Park rules

Blackberry RV Community LLC , aka the park 

Please read the Rules and Regulations carefully and keep them on hand as they constitute a binding agreement between you and the Park Management. The Park Management reserves the right to modify the rules at anytime as needed to benefit the park with or without prior notice.

Identification

You must present a LEGAL ID in order to stay at this RV community.

BLACKBERRY RV COMMUNITY is an adult RV Park ( No Children except to visit ) 

1 RV - 2 Vehicles - 2 Guests – 2 Pets. Maximun per site

GUESTS/VISITORS  

ALL Guest must obey all Park Rules.

You will be responsible for guest actions. 

Do not give your gate code to anyone!

PROPERTY  

Respect your neighbors, their area, their property and park property.

Do Not park in vacant lots or neighbors lots.

Any Vehicle parked illegally may be towed at owners expense.

No off-road vehicles allowed. No off-road driving allowed.

Do not walk through or cross other RV lots, please use roadways.

Do not attach or tie anything to trees.

Guests are not allowed to perform mechanical work or wash vechicles on park property unless approved by management.

No Littering - This includes cigarette butts.

NO Harassment! Blackberry RV Community is committed to providing a positive environment for all tenants and staff. All individuals have the right to be treated with respect and dignity and live in an atmosphere that promotes respectful interactions and is free from discrimination, harassment, and aggression. If there are any instances of these things, please text the office phone immediately with all relevant information. 405-856-3044

RV'S 

All RV's must be in GOOD SOUND and MECHANICAL CONDITION, Self-contained, No window unit air conditioning,  No tarps or covering. Clean exterior, No flat or missing tires, No missing or broken trim, doors, lights or glass.

Tents (of any kind) are prohibited on park premises unless approved by management.

SPEED LIMITS AND PARKING - Signage

Main Park Speed Limit is 10 mph Strictly Enforced.

Obey all signage.

Park/drive on hard/gravel surfaces.

Entry of Guest premises

Park Management may enter premises/ RV without a prior written consent in case of emergency or when guest has abandoned an RV. 

Park Management and/or repair person at any time may enter guests lot to perform maintenance or repairs.

PETS 

Keep all pets on leash and under control when outside your RV.

Pets may be tied or in a pen outside only if you stay outside with them the entire time.

All stakes, dog leads, leashes, chains, or pens must be put up close to RV when not in use.

Dog waste must be picked up immediately ($25 fee will be applied if dog waste is not picked up properly).

Any Guest who does not pick up after their pet properly WILL be in violation of park rules and may be ask to leave, remove pet, or pay fee.

Do not walk your pets on any vacant or occupied RV lots.

Do not feed your pets outside your RV.

Blackberry RV Community is breed restricted and NO aggresive breeds are allowed . These aggressive breeds include but are not limited to, Pittbulls, Pitbull mixes, Rottweillers, Dobermans, German Shepards, ect..

No excessive barking or noises at any time.

Any accident that occurs with pet, the owner shall take full responsiblity and the park will not be held accountable.

CHILDREN 

Children may visit for a max of 2 nights (Office must be notified prior to visit).

Keep visiting children on your lot only and under control at all times.

RV Community Guest is responsible for whereabouts, safety, and conduct of visiting children at all times.

SEPTIC 

Human waste and small amounts of tissue allowed in system only. 

NO feminine products, diapers, wipes of any kind, or paper towels.

No dumping as it overwhelms the septic systems. Please leave tanks open.

Anyone who causes damages by not following these rules will be held financially responsible for repairs.

TRASH 

Guests are responsible for disposal of all trash into dumpsters.

Do not leave trash bags outside or scraps of food for strays/critters to find.

Dumping of furniture, mattresses or large items in or around dumpsters is prohibited.

Utilities

You MUST notify management immediately of any park utility issues.

Water hoses must be connected properly, no leaks.

Turn off water when away 24 hours or more.

Heated hoses required during winter months.

$25.00 lost water fee per day if caused by guest neglect.

No washing of any vehicles of any kind.

STORAGE 

NO Utility Trailers or Boats of any kind are allowed to be parked on your lot.

Keep your lot clean and clutter free ~ NO outside storage allowed ($25 fine for any lot that is not kept clean).

Personal storage buildings must be approved by management before setting up near your lot . There will be an extra $20 a month to add it onto the back of your lot.

LAUNDRY \ STORM SHELTER 

Laundry of any type is not to be hung outside at anytime.

Help keep laundry room & machines clean ~ Remove finished laundry promptly ~ Clean up any spilled detergent/fabric softeners immediately.

Absolutely NO powdered bleach is to be used in the machines as it does not dissolve properly in machines and ruins other people's clothes.

Laundry Pods and powders MUST be placed in the drum of the washing machines not the drawers as they do not fully dissolve in the drawers.

If you are caught placing Laundry Pods or powders in the drawers or using powdered bleach in the machines you will be held financially responsible for damaged property and items. Cameras maybe used to enforce compliance.

Laundry room door is not to be propped open.

NOISE 

Quiet time:10 PM TO 7 AM Please respect your neighbors.

Keep vehicle idling time to under 5 minutes with headlights off.
